Scan to BIM, Clash detection and BIM Coordination of an office building in Belgium

Project Highpoints
Project Synopsis
Scan to BIM, Clash detection and BIM Coordination of an office building in Belgium
Project Objective

To develop a LOD 300 3D Revit modeling of Architectural and Structural elements of the Office buildings from scans/point cloud data and deliver a coordinated and clash free model after carrying out BIM Coordination.

  • Architectural Model – Walls, Doors, Windows, Millwork, Sanitary Fixtures, Floor, Roof, Ceiling, Façade details, Material Specifications all to be placed in accuracy with scans.
  • Structure Model – Columns, Beam, Staircase, and Railing
Client Summary

The client is based in Belgium and is a prestigious survey company.

Project Summary

The project comprised of six buildings type:

  • Building 1: Office
  • Building 2: Staff and lockers room
  • Building 3: Warehouse
  • Building 4: Office
  • Building 5: Office
  • Building 6: Parking

These were existing buildings which were to be demolished. The client had provided us with the point cloud data as well as photographs of these existing buildings. We had to develop an Architectural and Structural model of the existing buildings. The model was then coordinated and clashes were resolved to provide a clash free model to the client.

Project Deliverables
  • Detailed and coordinated Revit Architectural and Structural 3D model
  • Detailed interference report for all the buildings
Challenges
  • The quality of the scans was poor and it was not properly registered. Hence, to attain a precision to generate a detailed BIM Model with LOD 300 matching the existing structure was a challenge. As the scans were very blurry, we had to use our best judgment to attain accuracy in the drawings. Also, the structural elements were not entirely visible and seem to be deteroiated at some parts which again required calculative discussions and decisions to be implemented.
  • The internal images of some areas were missing and some of the material specifications were not provided. Thus, it was a challenge to apply and implement the logical assumptions and judgement in the project.
