Rates by Discipline

The cost for outsourcing BIM modeling services ranges from $0.30 to $3.00 per sq. ft. for creating a model from drawings, while a more complex scope for BIM coordinated drawings or scan-based modeling can cost $3.00–$10.00+ per sq. ft. Offshore production is charged on an hourly basis and ranges from $18 to $45 per hour, whereas onshore teams range from $50 to $120+ per hour. These are only rough budgeting numbers in USD and may not reflect the correct tariffs for your specific needs.

BIM Modeling Cost Breakdown by Discipline

The cost of a BIM model can vary greatly from one discipline to another because of the mass of geometry, amount of information, number of interfaces and amount of risk involved with the coordination of that model. A simple architectural shell model will cost less to produce than a fully coordinated plant room with HVAC, electrical, plumbing, fire protection, and fabrication details for supports, etc.

Discipline

Typical rate / sq. ft.

Typical hourly rate

Primary cost drivers

Architectural

$0.30–$1.20

$18–$55

Families, interiors, façades, documentation, design changes

Structural

$0.35–$1.40

$20–$60

Steel/rebar detail, connections, precast, irregular geometry

MEP / MEPF

$0.60–$2.50+

$22–$75

System density, routing, clearances, coordination, fabrication intent

Civil / site

$0.25–$1.25

$20–$65

Terrain, utilities, corridors, survey data, geospatial accuracy

Scan to BIM

$0.50–$10.00+

$25–$90

Point-cloud quality, tolerance, occlusion, existing-condition complexity

BIM coordination*

$0.10–$0.75 add-on

$30–$100+

Federation, clash cycles, issue management, meetings, reports

*Coordination is usually priced separately from model production. Rates vary by geography, LOD, project type, input quality, and contractual responsibility.

Architectural BIM Modeling

Architectural Clash Detection – AUTODESK

Architectural modeling is one of the more predictable areas of BIM services when you have complete plans, elevations, sections, schedules, and family standards. We work off of a basic shell-and-core at the LOD 200 level (approximate size and location), but customize services like bespoke facades, detailed interior spaces, complex roofs, custom content, and numerous design iterations, in addition to production of construction drawings, can quickly drive up cost. For a 50,000 sq. ft. commercial building, architectural modeling could cost anywhere from $15,000 to $60,000.

Structural BIM Modeling

Conventional fee structures for structural design can apply to design-stage framing of concrete structures but increase with considerations such as sloping sites, transfer structures, connections for steel structures, rebar, post-tensioning, and precast concrete structures. Also, if the structural model is to be used for production of shop drawings or for constructability reviews, then the model is more than a simple geometric model.

MEP and MEPF BIM Modeling

MEP Coordination Model

As MEP work often consists of interconnecting a large number of services and it is all done within a confined space, it can be a very costly exercise. Most MEP BIM modeling can be done by tracing the design intent through to developing coordinated routes, calculating fall/ clearance where necessary and then producing fabrication-ready models for shop-floor production. Some building types include a large number of services within their overall floor area and therefore approval cycles can be longer. Hospitals, laboratory buildings, data centers, airports, and industrial plants all fall into this higher-priced category compared to typical residential and office developments.

Civil, Infrastructure, and Site BIM

This scope will typically include the terrain, roads, drainage (wet and dry) corridors and linkages to survey or GIS data for the site. Note that accuracy requirements, coordinate system, utility records, and ability to interact with other software packages will generally have greater influence on final cost than site area itself. Pricing will generally be by mile, km, sheet or by work package within site boundary and may reflect simple site model with limited information against more complex site models including detailed civil engineering information and high levels of detail and accurately modeled features.

Scan to BIM and Existing Conditions

Scan to BIM has an added premium as there is significant interpretive work in understanding a point cloud to accurately model out occluded regions, split out walls and other items from noise in a point cloud, and work to a specific tolerance. Scanning of a facility can sometimes be a separate service and not included in a modeling price. Some of the most difficult items to model are heritage buildings, facilities that are operating, tightly packed MEP spaces and models of high accuracy (LOD350 – 400).

Did You Know?

According to Autodesk’s 2025 State of Design & Make report , a survey of 5,594 industry leaders, AEC firms with mature digital workflows report more than 50 percent ROI in productivity, innovation, and client satisfaction. In most cases, paying for a well-scoped model pays for itself.

How LOD Changes the Price

While LOD defines the reliability of model elements and the intended use of said model elements, it is often misunderstood to simply equal more detail in the model. In fact, the LOD Specification developed by the BIM Forum is meant to allow developers to outline the information for which they are responsible at each stage of development and the level of reliability of that information.

Typical BIM modeling cost at each LOD, expressed as a multiple of an LOD 200 baseline

LOD 200: conceptual or approximate geometry; typically, the baseline cost.

LOD 300: Same information as LOD 200 but more accurate. This model also requires significant governance and workflow planning to ensure the team is constantly producing quality work to support the project.

Global BIM Market Price Structure

How Geography Affects BIM Modeling Rates

Cost can also vary greatly by region. Region is a factor in cost to produce but should not be the sole reason for selection of a provider. Offshore providers of BIM production in places like India, Southeast Asia, Eastern Europe, and Latin America can provide BIM modeling at the rate of $18-$45 per hour. Onshore providers in places like the USA, Canada, the UK, Western Europe, Australia, and the Middle East can charge $50-$120+$ per hour or more. A hybrid delivery model can also be a cost-effective approach to production where lower-cost production is completed offshore and local project managers, designers or coordinators cover client-facing activities and interpretation of design information as required. Currency also must be considered. When comparing costs of providers from different regions, consider also communication, leadership, data security, software licenses, local codes, quality control, and ability to work within client’s approved Construction Data Exchange (CDE) and approval process.

Did You Know?

LOD 350, the level most coordinated MEP and clash-detection work is priced against, is not actually part of the American Institute of Architects’ official LOD definitions. BIMForum added it separately because the gap between LOD 300 and LOD 400 (fabrication-ready) was too wide for trade coordination work.

What is in the price? And what is not?

Most proposals for a modeling fee will cover the initial creation of the models, basic Families, and internal Quality Assurance check(s). Additional services that should be separately costed are as follows:

What a typical BIM modeling quote covers versus what is normally priced as a separate line item

Also, be very specific regarding the number of agreed clash detection cycles, design review meetings, and design change revisions that are included within the quoted service.

How to Request an Accurate BIM Quote

Put potential service providers into consideration using an information package consisting of

drawings, such as plans, sections, elevations, and isolations.

point-cloud files of the building and areas to be modeled.

description of the project area and building type.

the client’s BIM Execution Plan.

modeled disciplines and related elements.

required LOD/LOI by milestone.

required software releases and compatible operating systems.

naming, classification, and parameterization conventions.

deliverables such as drawings and schedules.

model delivery dates.

required number of review cycles.

The providers are also required to outline their assumptions, what is excluded from the scope, expected staff members, quality-check procedures, and change-order rates in writing. Running a small paid pilot for a sample area or for a limited portion of the model (such as columns only) can also identify potential service providers’ interpretation problems early on in the process.

A quote is only as accurate as the process behind it, and the same discipline that gets you a realistic number also shapes how well that partnership performs once work is underway. If you haven’t yet nailed down how to select a provider or structure that relationship from the start, it’s worth working through that groundwork first.

What Increases a BIM Quote?

Large cost multipliers are incomplete or wrong information, rush jobs, high-density models, custom families, excessive design changes, rigid naming conventions, multiple platforms, large numbers of drawings and extensive numbers of coordination cycles. The unit rate for a building type such as a warehouse and a hospital of equal area will vary significantly.

Nine common cost multipliers that push a BIM modeling quote above the baseline rate

It is also very important to check that all bidders have used:

the same scope for the model-authoring work.

same element LOD (see LOI).

same drawing information and types.

same clash responsibility.

same number of design-review cycles.

same workflow for the shared Construction Data Environment (CDE).

same check of quality of information

same model outputs and in what file types.

same asset information hand-over.

same exclusions.

the lowest hourly rate is also the lowest total cost for the project.

Example: 50,000 sq. Ft. Commercial Building

The cost of a realistic quotation can be established by applying a rate to the numbers in the scope and effort, in place of a blended rate (e.g., architectural modeling $0.65/sq. ft., or $32,500 for 50,000 Sq. Ft. of modeling. Structural modeling could be $0.55/sq. ft. or $27,500 for the same area. Coordinated MEP modeling could cost $1.10/sq. ft. or $55,000 for 50,000 Sq. Ft.). Scanning, 4D/5D analysis, fabrication detailing, and further design work, and the information content of the handover of asset data would all need to be costed on top of this basic modeling budget of $115,000.

Worked example: base BIM modeling budget for a 50,000 sq. ft. commercial building, before add-ons such as scanning, 4D/5D or fabrication detailing

Controlling BIM Costs during Delivery

Cost control is king after you engage a service provider. Deliver on your modeled standards early. Release all necessary information on time. Have a clear line of approval for a number of stages of a service provider’s work. Clearly distinguish between further service required and work included in the agreed sum and strive to ensure that all additional work is appropriately priced to avoid further disputes downstream.

Conclusion

There is no one-size-fits-all modeling price for BIM modeling. For architectural and building structure modeling, it is typically in the range of $0.30/sq.ft. to $1.40/sq.ft. For MEP/MEPF modeling, it can be $0.60/sq.ft. to $2.50/sq.ft. and above. 3D scan-based modeling is typically priced at the higher end of the range, $0.50/sq.ft. to $10.00/sq.ft. or above, depending on the complexity of the scan data and the deliverables required.

Cost is only one part of the equation.
