Building Information Modeling has brought about the much-needed technological innovation in the Construction industry. There has been a steady increase in its acceptance by AEC firms and this trend is expected to continue. With the passage of time, more and more firms are adopting BIM in their projects. In the current scenario, many firms are yet to switch to BIM. This series of articles helps those firms to clarify the myths associated with BIM and challenges faced while switching to BIM.

Common Misconceptions

1. BIM is a technology

BIM is not a software or new technology but a workflow that facilitates the collaboration and sharing of project information in graphical and numerical form between various stakeholders. It is a platform that provides information of an asset throughout its life cycle; right from planning, pre-construction, construction, maintenance and demolition/refurbishment.

As Virtual Design and Construction (VDC) can be employed right from the conception and design stage, it enhances productivity and detects clashes before the onset of construction thereby avoiding costly reruns on the site. Since all the project information is stored in the virtual model and is accessed by all the professionals, it eliminates the changes of manual errors and increases the accuracy and quality of information. IFC formats are open formats of information models that can be used across various BIM platforms and provides flexibility over the choice of use of software. Revit is one such software that can be used to provide MEP as well as BIM Architectural Services.

2. BIM is beneficial only to big companies

BIM is beneficial not only to big companies but across all companies for construction projects of all scales. Construction is a complex process that involves professionals from diverse fields. This results in a fragmented approach which leads to several inefficiencies and cost overruns. BIM is a collaborative approach that provides the required interoperability to improve the performance of the project. Industry leaders have realized this potential and have grabbed the opportunity. Even the governments across various countries have provided a push by making BIM mandatory for public projects. Eventually, more companies have realized the benefit of using virtual construction in projects and have started employing it across all their projects.

3. BIM is just 3D Modeling

BIM is much more than just 3D Modeling. BIM models are intelligent 3D models that contain all information that is vital for building and maintaining an asset throughout its lifecycle. Information related to different disciplines such as Architectural and MEP BIM Services are integrated into a single digital model. Adding time scheduling (4D BIM), cost information (5D BIM), sustainability (6D BIM), and facility management (7D BIM) are advanced process that provide all relevant project information in a single platform.

Thus, BIM model is a single source of information and a common database that can be utilized at all stages of the construction project. Moreover, it also generates 3D Visualization along with the relevant information that leads to better transparency and leads to better collaboration between participants.
